Tiny home created by garage conversion goes on the market for just £25,000

A two-storey garage recently transformed into a residential property is set to go under the hammer this week with a starting bid of just £25,000.

The freehold property boasts a kitchen, bathroom and separate toilet, is situated at the Eastville end of Fishponds Road, a mere two miles from Bristol city centre. 'The Garage' on Sandy Lane presents a fresh, modern interior, offering a blank canvas for its new owner. The bathroom and kitchen units are brand spanking new, and the property is being sold with vacant possession.

The property comes with its own private courtyard area, currently decked out with artificial grass. This could serve as an ideal outdoor seating area or provide additional outdoor storage space, subject to consents.

The current owners have set a guide price between £25,000 and £50,000. The property is available for cash buyers only. Initial planning permission was granted in 2013 for a garage and craft room above. However, as the property was converted to residential use without obtaining planning permission for change of use, it was hit with a planning enforcement notice.

This case has since been closed and the change of use deemed a "minor breach." Nonetheless, potential buyers are strongly advised to seek independent advice. The auction, conducted by Hollis Morgan, will take place online on Wednesday, September 18 at 5:30pm.

The tiny home evokes memories of a London home that appeared cramped until opening the door. The two-storey house in East Dulwich, London, was originally a workshop on the ground floor, with a small apartment built above.

In 2018, the workshop was converted and the two floors were merged into one stylish and quirky home. Two years later, in 2020, it went on the market, offering two double bedrooms, an open-plan kitchen and living room, and a patio garden space at the rear.

The kitchen is fitted out with marble surfaces and white walls, with metro tiling in the modern bathroom and a decking area outside which offers plenty of privacy. It was listed in 2020 for £700,000 with Knight Frank on Rightmove, which described the home as a 'small gem' with a spacious interior that belies the outside.
